In May 2025, the Dubai Land Department launched its [real estate tokenisation pilot](https://dubailand.gov.ae/en/news-media/dld-launches-the-mena-s-first-tokenized-real-estate-project-through-the-prypco-mint-platform) through the PRYPCO Mint platform.

The announcement said UAE ID holders could buy tokenised shares in a ready Dubai property. VARA and the Central Bank of the UAE were among the bodies involved.

That moment confirmed what many NRIs already sensed. Owning a slice of Dubai property is no longer only for people with large down payments.

At [Belong](https://getbelong.com/), we speak with many UAE-based NRIs weighing Dubai property against investing in India.

This guide compares the best fractional real estate investment platforms in the UAE. It explains how each model works, how regulation differs and what to check before you invest.

## Two Models of Fractional Property in the UAE

Not every fractional platform works the same way.

Model

How you own the property

Example

SPV crowdfunding

You own shares in a company that holds the title deed

Stake, SmartCrowd

Tokenised title deeds

You hold tokens linked to the property through the land registry pilot

PRYPCO Mint

SmartCrowd's [explainer on SPVs](https://www.smartcrowd.ae/blog/financial-education/whats-an-spv-and-how-does-it-work-at-smartcrowd/) says each property has its own DIFC company. That company's name appears on the title deed, and investors own shares in it.

So you own a share of a company that owns an [asset](https://getbelong.com/blog/asset-meaning/), not a specific room or wall.

**Tip:** Ask one question first. "What exactly do I own, and whose name is on the title deed?"

## Our Top List

Rank

Platform

Best for

1

Stake

Small-ticket Dubai residential property, open to non-residents

2

SmartCrowd

Single-property SPVs with a clear exit framework

3

PRYPCO Mint

Tokenised property linked to the Dubai Land Department pilot

We ranked these on regulatory clarity, ownership structure, access for NRIs and how clearly each explains exits.

## The Platforms, Compared

### 1\. Stake

The DFSA's [public register](https://www.dfsa.ae/public-register/firms/stake-properties-limited) lists Stake Properties Limited. Its licence is restricted to operating a property investment crowdfunding platform. It holds a retail endorsement and an Islamic window.

Stake's [help centre](https://help.getstake.com/en/articles/6570319-what-is-stake) says investors pool funds to own shares in Dubai residential properties. Returns come from rental income and property value growth.

The same page says Stake is open to both residents and non-residents, and that minimum investments are small.

**Who it suits:** NRIs who want small, regular exposure to Dubai rental property.

**How it compares:** The most accessible for non-residents here. Read each property's documents for exit terms.

### 2\. SmartCrowd

SmartCrowd's SPV explainer says Smart Crowd Limited is regulated by the DFSA to run a crowdfunding platform for retail clients. It also notes that the SPVs are not separately DFSA-regulated firms.

On exits, it explains two routes. Investors can vote to sell the property, or list eligible shares on a Share Transfer Facility in limited windows.

The explainer is honest about limits. A listing does not guarantee a sale, and SPV shares do not offer daily liquidity.

**Who it suits:** Investors who want clear, property-by-property ownership.

**How it compares:** Very transparent about how exits work. Liquidity depends on buyer demand.

### 3\. PRYPCO Mint

PRYPCO Mint runs the Dubai Land Department's tokenisation pilot. The DLD announcement says the pilot is open to UAE ID holders, with transactions in dirhams.

The DLD has also [unveiled a property token ownership certificate](https://dubailand.gov.ae/en/news-media/dubai-land-department-unveils-first-of-its-kind-property-token-ownership-certificate) to record token holdings.

**Who it suits:** UAE residents who want ownership linked directly to the land registry system.

**How it compares:** Close government involvement. The pilot is not yet open to everyone, so check eligibility.

## Side by Side: Key Differences

Platform

Regulator or authority

Who can invest

Stake

DFSA, property crowdfunding licence

Residents and non-residents, per Stake

SmartCrowd

DFSA, crowdfunding for retail clients

PRYPCO Mint

## What the DFSA Expects From Property Crowdfunding

The DFSA's [letter on operating a crowdfunding platform](https://www.dfsa.ae/download_file/3349/6334) sets out clear expectations. It is useful reading for any investor.

- **Independent valuations.**

Each property needs an independent valuation report, shared before listing.

- **Title held by an SPV.**

The SPV should hold title to the property only.

- **Fair voting.**

Material decisions like a sale should be approved by a large majority of investors.

- **Risk warnings.**

Retail investors must sign a risk acknowledgement for each investment.

- **Honest promotion.**

Projected returns must be shown as forecasts, with assumptions and possible losses.

These rules help. They do not remove investment risk.

## Exits Take Time

This is the part most investors underestimate.

Exit route

What it depends on

Typical speed

Property sale by vote

Investor approval and market conditions

Slow and uncertain

Secondary share sale

Buyer demand in limited windows

Depends on demand

Holding for rental income

Tenant demand and vacancy

Ongoing, no exit

SmartCrowd's own explainer warns that SPV shares do not offer daily liquidity. Plan to stay invested for years.

**Tip:** Only invest money you will not need for several years. Fractional property is not an emergency fund.

## The Risks Behind the Rental Income

### Rent can fall, and units can sit empty

SmartCrowd's explainer warns that rent may be lower than expected and vacancies may occur. Our guide on [Dubai rental yields](https://getbelong.com/blog/dubai-rental-yield-explained/) explains how to read yield claims.

### Property ages

Buildings need maintenance, and older properties may lose appeal. That is [depreciation](https://getbelong.com/blog/depreciation-meaning/) in practice, and it eats into returns.

### Concentration in one city

All three platforms focus on Dubai. That is concentrated exposure to one property market.

### Off-plan and freehold differences

If a platform offers off-plan units, read our guide on [off-plan property in Dubai](https://getbelong.com/blog/off-plan-property-in-dubai/). Our guide on [freehold vs leasehold property](https://getbelong.com/blog/investment/freehold-vs-leasehold-property-in-dubai/) explains ownership types.

## A Pattern We See With Dubai-Based NRIs

Say you are 37, working in Dubai, and planning to return to India in five years. You put a large share of your savings into fractional Dubai property because the entry amount is small.

Four years later, you start planning your move. You want to sell, but buyers on the secondary window are few. A property sale vote is not on the horizon.

What happens if this is ignored? You may leave the UAE with money still locked in. Or you may sell below what you hoped.

If you are planning a return, we can help you map what to hold and what to exit. Our team at [Belong](https://getbelong.com/) works with NRIs on exactly this.

## Fractional Property vs Owning vs REITs

Option

Entry size and control

Liquidity

Fractional platform

Small entry, shared control through voting

Limited

Owning a full property

Large entry, full control

Low, sale takes time

Listed REIT or property fund

Small entry, no control

Daily, on an exchange

Owning outright often means a mortgage, where each payment [amortises](https://getbelong.com/blog/amortization-meaning/) the loan. Fractional platforms avoid that, but you give up control.

Our guide to [renting vs owning](https://getbelong.com/blog/nri-retirement/renting-vs-owning/) helps you think about your own home. For listed alternatives, see our comparison of [REITs vs real estate](https://getbelong.com/blog/mutual-funds/reits-vs-real-estate/).

## Dubai Property or India? A Question Many NRIs Face

Many NRIs want property exposure in both countries. The right balance depends on where you will live.

So does our piece on [real estate in India vs abroad](https://getbelong.com/blog/invest-in-real-estate-in-india-vs-abroad/).

If property is not your only goal, consider whether funds suit you better. Our pieces on [real estate vs mutual funds](https://getbelong.com/blog/real-estate-vs-mutual-funds/) and [mutual funds vs real estate for NRIs](https://getbelong.com/blog/mutual-funds/real-estate-vs-mutual-funds/) explain the trade-offs.

## Tax and Compliance for NRIs

**If you are an NRI**, read our guide on [Dubai property tax for NRIs](https://getbelong.com/blog/dubai-property-tax-for-nris/). It explains how Indian tax may apply to your Dubai holdings.

**If you plan to return**, residents must report foreign assets in Schedule FA. The Income Tax Department's [note on foreign assets](https://www.incometax.gov.in/iec/foportal/sites/default/files/2024-11/Enhancing%20Tax%20Transparency%20on%20Foreign%20Assets%20and%20Income.pdf) explains this. Our guide on [tax rules when selling UAE property](https://getbelong.com/blog/nri-retirement/tax-rules-selling-uae-property/) covers the exit. Our [tax filing service](https://getbelong.com/services/tax-filing/) can help.

If you also own property in India, our guide to [real estate rules for NRIs](https://getbelong.com/blog/real-estate-rules-for-nris/) explains what applies there. For loans, see our guide to [NRI home loans](https://getbelong.com/blog/nri-home-loans/) and check your [CIBIL score](https://getbelong.com/blog/cibil-score/).

## For Resident Indians Reading This

If you live in India, foreign investments must follow RBI rules. The RBI's [LRS FAQs](https://www.rbi.org.in/commonman/english/Scripts/FAQs.aspx?Id=1834) state that investments under LRS must follow the Overseas Investment Rules and Regulations, 2022.

Fractional platforms may also limit who can join. Check eligibility and the overseas investment rules before investing. Our guide on how to [invest in the USA from India](https://getbelong.com/blog/invest-in-usa-from-india/) explains other global routes.

## Our Final Take

Fractional real estate has made Dubai property accessible with small amounts. Stake suits NRIs, including non-residents, who want regular rental exposure. SmartCrowd offers clear single-property SPVs and exit rules. PRYPCO Mint brings the Dubai Land Department's tokenisation pilot to UAE residents.

Check who owns the title deed, how exits work and how long you can stay invested. Keep fractional property as one part of a balanced plan.
