Documents Required for an NRI Home Loan in India

Why does an NRI home loan take weeks when the credit decision takes days?

In our experience, the answer is almost always paperwork. A missing translation, an expired visa copy or a PAN with an old address can stall a file for weeks.

This checklist covers every document a lender is likely to ask for. It is part of our complete guide to NRI home loans in India.

Many members of the Belong community tell us the same thing. They wish someone had handed them one list, in the right order, before they started.

The Short Answer

NRI home loan documents fall into five bundles. These are identity and status, income, bank statements, credit reports and property papers.

A sixth item, a power of attorney, applies if you cannot sign in India yourself. Most NRIs need one.

Exact lists vary by lender and country. Always download the current checklist from your lender's own page before you begin.

Bundle One: Identity and NRI Status

This bundle proves who you are and that you legally live abroad. Lenders check it first.

  • Valid passport, including the pages with your visa or residence permit.

  • Visa, work permit or residence permit showing your status abroad.

  • OCI card, if you are a foreign citizen of Indian origin.

  • PAN card.

  • Proof of address, either overseas or in India.

  • Recent passport-size photographs.

ICICI Bank's NRI home loan page lists a passport or OCI card as identity proof. It accepts a visa or work permit as NRI status proof, and states that PAN is mandatory for NRIs.

OCI applicants without PAN may submit an alternative declaration form. Ask your lender which one it accepts.

Watch Your Passport Dates

A passport that expires during processing is a common delay. Lenders want identity documents that stay valid through sanction and disbursement.

For UAE residents, keep your Emirates ID valid too. Some lenders may ask for it alongside your visa.

PAN and Aadhaar

PAN is the anchor of your Indian financial identity. It links your credit history, tax records and bank accounts.

Bundle Two: Income Proof

This bundle proves you can repay. It differs for salaried and self-employed borrowers.

For Salaried NRIs

SBI's NRI home loan page lists a typical salaried set.

  • Valid work permit.

  • Employment contract, with an attested English translation if needed.

  • Recent salary slips or a salary certificate.

  • Bank statements showing salary credits.

  • Copy of your employer-issued identity card.

  • Last year's overseas tax return, where applicable.

SBI exempts NRIs in Middle East countries and merchant navy staff from the tax return requirement. Salaries in many Gulf countries are not taxed, so there is often no return to show.

ICICI asks for the latest salary slip or certificate and three months of overseas statements with salary credit. Periods differ between lenders, so check yours.

For Self-Employed NRIs

Business owners carry a heavier file. ICICI's list for self-employed applicants includes audited profit and loss statements and business incorporation documents.

It also asks for recent operative overseas bank statements, office address details and a list of directors and shareholding. SBI asks for audited or CA-certified financials and business address proof.

Expect questions if business and personal money flow through the same account. Separate accounts make your file far easier to read.

Merchant Navy Applicants

SBI asks merchant navy applicants for a copy of their continuous discharge certificate. Contract letters and pay records for recent voyages usually help too.

Gaps between contracts need a short written explanation. Lenders are used to them, but they dislike surprises.

👉 Tip: Ask your employer for one salary certificate that shows joining date, basic pay and allowances. It answers several lender questions at once.

Bank statements show how money actually moves. Lenders often read them before your salary slip.

HDFC's NRI checklist for other locations asks for six months of overseas statements. It asks you to highlight salary credits and rent paid.

It also asks for six months of NRE or NRO statements in India. And it wants the repayment record of any existing loans.

Salary Account Discipline

Lenders like predictable patterns. Salary that lands in one account, on one date, reads as stable income.

Keep that account steady for at least six months before applying.

Bundle Four: Credit Reports

Credit reports now come from two countries for many NRIs. Lenders pull your Indian report themselves, but you should see it first.

The RBI requires credit information companies to provide one free full credit report each calendar year. The RBI directive on free annual credit reports sets this out.

ICICI requires an overseas credit report from applicants in listed countries, including the UAE, the US, the UK and Singapore. The report must be recent, within a set number of days.

Order your overseas report close to your submission date. A report that is too old will simply be sent back.

Bundle Five: Property Papers

This bundle proves that the property is legally sound. Your lender's legal team studies it closely before disbursing anything.

The exact list depends on whether you buy new, resale or build. SBI's list gives a good picture of what to expect.

SBI also asks for payment receipts or bank statements showing what you have already paid the builder or seller. Keep every receipt from the booking amount onwards.

Those receipts do double duty. The RBI's property FAQ says payments must come through banking channels or NRE, FCNR(B) or NRO accounts.

Clean receipts prove that trail. You will need them again if you ever sell and want to send money abroad.

Why Property Papers Matter More Than You Think

A home is your largest asset in India. Its value depends as much on clean title as on location.

A property with messy papers can still show appreciation on paper. But it may be hard to sell, mortgage or pass on.

The lender's legal check is a free second opinion. If the bank rejects a property, take that seriously.

The Power of Attorney

Most NRIs cannot fly home for every signature. A power of attorney lets someone in India act for you.

IDFC FIRST Bank's guide for NRI borrowers says lenders may want a power of attorney for your co-applicant. This lets them deal with the lender and sign documents.

ICICI says disbursement can happen without you visiting India, through a power of attorney. That is often the single biggest time saver for NRI buyers.

Getting It Right the First Time

  • Ask your lender for its own power of attorney format before drafting.

  • Prefer a specific power of attorney that covers only the loan and purchase.

  • Sign it abroad as your lender and the Indian mission advise.

  • Complete stamping and any registration in India within the required time.

  • Keep certified copies for the lender, the builder and the sub-registrar.

A generic template downloaded online is the most common reason for rejection. It often misses wording the lender needs, such as mortgage creation.

Other Documents Lenders Often Ask For

Some items do not fit neatly into a bundle. They still appear on most checklists.

  • A signed application form, with photographs on each applicant's page.

  • Details of a local contact person in India, which HDFC asks for.

  • Processing fee payment from an NRE or NRO account, as HDFC specifies.

  • Co-applicant's full KYC, income and bank documents.

  • Proof of your own contribution, such as remittance advices.

OCI Holders: Extra Points to Check

If you are an OCI cardholder, your documents follow the same bundles. A few details need extra care.

Your foreign passport and OCI card must show matching details. Any mismatch in name spelling slows KYC.

A Simple Order to Collect Everything

  1. Check passport, visa and Emirates ID or residence permit validity.

  2. Fix PAN details and align names across all records.

  3. Open or update NRE and NRO accounts with full KYC.

  4. Collect salary certificate, contract translation and bank statements.

  5. Download your Indian credit reports and review them.

  6. Gather your co-applicant's documents in parallel.

  7. Collect the full property document set from the builder or seller.

  8. Draft the power of attorney in your lender's format.

  9. Order your overseas credit report last, close to submission.

Scan everything once and name files clearly. Share one folder with your co-applicant and lender.

While Your Paperwork Comes Together

Document collection can take weeks. Your down payment should sit somewhere safe, with good liquidity, during that time.

Can NRIs submit home loan documents online?

Yes, with many lenders. ICICI lets NRIs upload KYC and income documents online and apply without visiting India. Some documents, like the power of attorney, still need physical signing and attestation.

Do NRIs in the UAE need to submit a tax return for a home loan?
