Pune has been called India's pensioner's paradise for decades. The reputation is real, and it is also out of date.

The Pune that earned it was a compact city with clean air, short distances and a strong Marathi cultural life.

Much of that still exists.

But the senior living stock built in the last decade sits well outside it, on the western and southern periphery.

That matters more than any amenity list. At [Belong](https://getbelong.com/), we look at this the way we look at any long-duration commitment.

This guide covers the communities worth shortlisting and two structural features of the Pune market nobody mentions. It also covers how to fund the decision.

## The first thing to understand about Pune

Most of the good senior living inventory here is on the edge of the city, not in it.

Bhugaon, Khed Shivapur, Varve, Talegaon and Lavasa are where the large township-format communities have been built. Land was available and the environment is genuinely better.

The trade-off is the one Pune was supposed to solve. A peripheral township reintroduces distance from hospitals, distance from old friends, and distance from the neighbourhood your parents actually know.

That is not an argument against them. It is an argument for testing the assumption rather than accepting the brochure.

👉 **Tip:** Drive from the community to its stated hospital at peak hour on a weekday. Then ask what happens if the road is blocked.

## The second thing: one operator dominates

Pune's senior living market is unusually concentrated. A single developer group has built the majority of the established inventory over roughly two decades.

That has real advantages. Long operating history, a resident community that already exists, and systems refined over many years rather than launched last quarter.

It also has a downside worth naming. Where one operator dominates, price competition is weaker and your alternatives are fewer if the relationship goes wrong.

We are not suggesting you avoid the market leader. We are suggesting you understand that a Pune shortlist is narrower than it looks. Several entries below share a parent company.

## Plan for the stage after the one you are choosing

Families choose for the parent in front of them today. The decision needs to survive the next decade.

Stage

What to arrange now

Fully independent

Community fit, social life, and a written escalation path

Needs daily help

Assisted living availability on site or a named alternative

Cognitive decline

Whether memory care exists nearby and who provides it

Post-hospital recovery

A step-down placement identified before you need one

The escalation question is the one to press. Ask whether your parent would have to leave the community if their health declined, and where they would go.

An answer of "we would help you find something" is not an arrangement. It is a hope.

## 10 senior living communities in Pune worth shortlisting

A note before the list. We are an investment advisory firm, not a property adviser, and we take no payment from any operator here.

Inclusion is not an endorsement. Several entries share a parent company, which reflects the structure of this market rather than a preference on our part. Visit in person, or send someone you trust, before committing money.

### 1\. Athashri Forest Trails, Bhugaon

The flagship, set inside a very large township on the western periphery. The township format means the community is not an isolated compound of older residents.

Recent phases use wheelchair-accessible circulation, roll-in showers, grab bars and panic switches. These are standard rather than paid upgrades. That specification level is still uncommon in Indian senior housing.

The location is green and calm. It is also a genuine distance from central Pune hospitals. Test that route before anything else.

### 2\. Athashri Ananda, Khed Shivapur

A newer community on the southern corridor, arranged so that common facilities sit within easy reach of the residences.

Amenities include a meditation room, library and lounge, with landscaped walking areas outside. For parents who want quiet routine rather than an activity calendar, this format tends to suit better.

### 3\. Athashri Varve

Another peripheral community from the same group, offering both independent living and assisted services for residents who need support.

The presence of assisted services on the same campus is the feature to check. It is what turns a housing decision into a care arrangement.

### 4\. Athashri communities at Baner, Bavdhan and Hinjawadi

The established in-city communities, and the reason the brand is the market leader. These sit inside Pune proper rather than on the periphery.

Most are long sold out, with availability appearing only through resale. That constrains choice, but it also means you can speak to residents who have lived there for years. Do that.

👉 **Tip:** In a resale, talk to three current residents before you talk to the agent. They will tell you what the brochure cannot.

### 5\. Athashri Aastha, Pashan

The assisted living arm, in a well-connected residential area rather than on the periphery. It provides structured daily care with licensed nursing on site.

Families consistently describe it as affordable and well run. Reviews also describe it as more clinical and structured than the community-led independent living properties. That is appropriate for its purpose, but it is a different environment.

### 6\. Aastha Pebbles, Bavdhan

The second assisted living facility from the same operator, offering a mix of shared and individual caregiving models.

Shared caregiving lowers cost and can help with companionship. It also means less privacy. Ask specifically which model applies to the room you are being offered.

### 7\. Paradise Assisted Living, Kharadi

An eastern Pune option covering several care levels. The range runs from independent living through assisted living and nursing care to home care.

The breadth is the point. A provider that covers several care levels can move a resident between them without a relocation. For a family managing this from abroad, that continuity is worth a lot.

### 8\. Paradise Elder Care, palliative and respite services

The same operator's specialist services, covering palliative care, day care, respite care, post-operative care and chronic condition management.

Respite care is the most underused option in Indian senior care. It gives a family caregiver a scheduled break, which is often what prevents an arrangement from collapsing.

### 9\. Epoch Elder Care, Undri and Balewadi

A dementia and memory care specialist that expanded into Pune from the Delhi region. It carries more than a decade of operating history.

Memory care is a genuine specialisation, not a label. Does a parent have a dementia diagnosis, or is one suspected? A specialist provider is materially different from a general community with a locked wing.

### 10\. Clover senior living projects

An alternative developer with senior living inventory in the Pune market, offering a route outside the dominant operator.

Smaller portfolios mean less operating history. Ask who runs the care services day to day, the developer or a contracted operator. Then ask what happens if that contract ends.

Other inventory exists across Talegaon, Lavasa, Hadapsar and Balewadi, and new projects launch regularly. Treat any list including ours as a starting point rather than a complete market view.

## Buy, rent, or deposit

Pune offers all three, and the right answer depends on your certainty rather than your budget.

Buying suits families confident about the operator and expecting a long stay. Our guide to [real estate investment for NRIs](https://getbelong.com/blog/real-estate-investment-for-nri/) covers the mechanics. Our [returning NRI real estate guide](https://getbelong.com/blog/returning-nris/real-estate-guide/) covers ownership.

Renting is the safer default. It avoids locking capital into an asset with an age-restricted resale pool. Exit stays straightforward if the community disappoints.

Deposit and licence structures sit between the two. Read the refund clause and the exit timeline before you read anything else.

If your parents own a Pune property they will vacate, letting it out is one funding route. Read our note on [TDS on rent paid to an NRI landlord](https://getbelong.com/blog/tds-on-rent-paid-to-nri-landlord/) first. The deduction rules differ from the resident position.

## Funding this without breaking the plan

Here is the framing we use with every family, and it changes the conversation.

Senior living is not a purchase. It is a long-duration rupee obligation that grows with medical costs. Its size is uncertain, because care needs escalate unpredictably.

In accounting terms it behaves like a [contingent liability](https://getbelong.com/blog/contingent-liability-meaning/). You know it exists. You do not know exactly how large it will get or when.

That uncertainty is why you size the corpus generously and hold it defensively. Our guides to [safe investments for NRIs](https://getbelong.com/blog/safe-investment-for-nris/) and [low risk investments in India](https://getbelong.com/blog/best-low-risk-investment-in-india/) cover suitable instruments.

For the income layer, compare structures rather than products. Our note on [monthly income plans versus systematic withdrawal plans](https://getbelong.com/blog/monthly-income-plans-vs-swps/) covers the trade-off. Our guide to [investments with monthly income](https://getbelong.com/blog/best-investment-in-india-for-nris-with-monthly-income/) covers the options.

Is a pension part of the picture? See our notes on [pension plans for NRIs](https://getbelong.com/blog/nri-retirement/pension-plans/) and on [NPS and Atal Pension Yojana](https://getbelong.com/blog/nps-atal-pension-yojana/).

Judge every option on [real return](https://getbelong.com/blog/real-return-meaning/) rather than headline rate. Care costs rise faster than general prices, so a nominal return that looks adequate often is not.

If you want a second opinion on structuring the corpus, download the Belong app or join our WhatsApp community.

## The tax and status questions that follow

Two things change once money starts moving regularly to India for a parent's care.

The first is your parents' own tax position on retirement income. Our note on [tax rules for retirement income](https://getbelong.com/blog/nri-retirement/tax-rules-retirement-income/) covers the treatment. Our guide to [DTAA benefits in retirement](https://getbelong.com/blog/nri-retirement/dtaa-benefits/) covers the cross-border layer.

The second is your own status if this decision is a step towards your eventual return. Our explainer on [RNOR status](https://getbelong.com/blog/rnor-status/) covers the transitional position. Our note on the [buffer period after returning to India](https://getbelong.com/blog/buffer-period-after-returning-to-india/) covers timing.

If a return is on the horizon, sequencing matters. Our guide to [restructuring your portfolio before returning to India](https://getbelong.com/blog/how-nris-should-restructure-their-portfolio-before-returning-to-india/) covers what to do first.

Keep the paperwork current at both ends. Our [KYC checklist for returning NRIs](https://getbelong.com/blog/returning-nris/kyc-checklist/) covers what banks will ask for.

## Where the care corpus can sit

Once you have sized the corpus, the question is where to hold it.

Fixed deposits remain the default for money needed within a few years. Our [NRI FD rates explorer](https://getbelong.com/tools/nri-fd-rates/) compares rates across banks rather than accepting the first offer.

For the longer portion, GIFT City is worth understanding. It gives NRIs a tax-efficient, repatriable route into India. It gives resident Indians simple access to global markets. Browse [GIFT City mutual funds](https://getbelong.com/tools/gift-city-mutual-funds/) and [GIFT City alternative investment funds](https://getbelong.com/tools/gift-city-alternative-investment-funds/).

Four fund pages are useful for orientation.

- [DSP Global Equity Fund](https://getbelong.com/tools/gift-city-mutual-funds/dsp-global-equity-fund/) for broad global exposure.

- [Tata India Dynamic Equity Fund](https://getbelong.com/tools/gift-city-mutual-funds/tata-india-dynamic-equity-fund/) for India exposure in dollars.

- [Edelweiss Greater China Equity Fund](https://getbelong.com/tools/gift-city-mutual-funds/edelweiss-greater-china-equity-fund/) for a regional tilt.

- [Sundaram India Mid Cap Fund](https://getbelong.com/tools/gift-city-mutual-funds/sundaram-india-mid-cap-fund-gift/) for higher-risk Indian mid caps.

If you follow Indian equity, the [GIFT Nifty tracker](https://getbelong.com/tools/gift-nifty/) gives an early read on market direction. Our [mutual funds](https://getbelong.com/products/mutual-funds/) and [IPO](https://getbelong.com/products/ipo/) products sit alongside these tools, and our explainer on [GIFT City IPOs](https://getbelong.com/blog/ipo/gift-city-ipo/) covers that route.

Keep the care corpus separate from the growth portfolio. [Liquidity](https://getbelong.com/blog/liquidity-meaning/) matters more than return when a bill can arrive at short notice.

The [time value of money](https://getbelong.com/blog/time-value-of-money-meaning/) argues for starting this fund early rather than perfectly. A modest amount set aside now beats a larger amount planned for later.

## Mistakes we see NRI families make

These come up repeatedly, and every one is avoidable.

- Choosing a peripheral township without testing the hospital route at peak hour.

- Assuming an independent living unit can escalate to assisted care later.

- Not asking whether several shortlisted options share a parent company.

- Treating a memory care wing as equivalent to a specialist dementia provider.

- Buying when renting suits the actual level of certainty.

- Signing a deposit contract without reading the refund and exit terms.

- Overlooking respite care, then watching a family caregiver burn out.

- Deciding during a single short trip home, under time pressure.

- Leaving parents out of the decision until the paperwork is ready.

That last one remains the costliest. A parent who did not choose the community rarely settles into it.

## FAQs

### Is Pune a good city for NRI parents in senior living?

Pune has deep senior living inventory and an established operator with two decades of history. Marathi-speaking families also find it culturally familiar. The main caution is that much of the newer stock sits on the periphery. That affects hospital access and social continuity.

### Can NRIs buy a senior living apartment in Pune for their parents?

Yes. NRIs may buy residential property in India subject to FEMA conditions, with agricultural land, plantation property and farmhouses restricted. Many senior living units are offered on deposit and licence terms rather than outright sale. Confirm what you are actually buying.

### What is the difference between independent and assisted living in Pune?

Independent living is senior-friendly housing with services, where your parent manages daily life themselves. Assisted living provides professional help with bathing, mobility and medication in a residential setting. Several Pune operators run both, sometimes on separate campuses.

### Do Pune senior living communities handle dementia care?

Some offer memory support, but specialist dementia providers operate separately in the city. If a diagnosis exists or is suspected, a specialist provider is a materially different proposition from a general community. Ask about staff training and secure design specifically.
